How a roof replacement actually goes.

Six stages, roughly two to three weeks end to end, with two to five of those days on site.

    Free inspection

    We measure the roof, photograph what we find, and check the deck, flashing and penetrations. No charge and no obligation.

  2. 02
    Written quote

    An itemised number with the material rate, the per-sheet deck replacement rate and the permit fee all stated up front, so nothing appears later as a surprise.

  3. 03
    Permit

    We pull the permit as the licensed contractor of record. Plan review typically runs 5 to 14 business days in Broward and Miami-Dade.

  4. 04
    Tear-off and dry-in

    The old roof comes off, the deck is inspected and any rotten sheets replaced, then the roof is dried in the same day so it is never left open overnight.

  5. 05
    Installation

    Miami-Dade approved materials installed to the fastening schedule the code requires, with the mandatory in-progress inspection before anything is covered.

  6. 06
    Final inspection and warranty

    The county signs off, we clean the site with magnetic sweeps for nails, and your manufacturer and workmanship warranties are registered.

Why South Florida roofs cost more.

Miami-Dade and Broward are the only two counties in the state inside the High Velocity Hurricane Zone, defined in Florida Building Code sections 1616 to 1626 and created after Hurricane Andrew in 1992 proved the old 145 mph design speeds were not enough.

Inside the HVHZ every roofing product must carry a Miami-Dade Notice of Acceptance and pass TAS 201, 202 and 203 impact testing. Fastening schedules are heavier and there is a mandatory in-progress inspection before the roof can be covered. That is real cost, not a markup, and it is why an identical house costs more to re-roof in Hollywood than in Wellington.

If a storm took your roof, we document the damage properly, meet the adjuster on site, and give you a straight answer on whether a repair or a replacement is the right call under the 25 percent rule.

Senate Bill 4-D changed that rule in 2022: if your roof was permitted after March 2009, a large repair no longer automatically forces a full replacement. Most contractors have not updated what they tell homeowners.

On a typical 2,000 square foot roof that is $12,000 for shingle and $20,000 for metal, before deck repair and permit fees. Most South Florida replacements land between $9,000 and $45,000.

How long does a roof replacement take?+

Most single-family roof replacements take two to five working days on site, depending on roof size, material and complexity. Tile and metal slate take longer than shingle. The permit itself is typically issued in 5 to 14 business days before work starts, so plan for two to three weeks end to end.
