What a replacement includes
- Full tear-off. One existing layer removed and hauled. We do not lay over an old roof, because it hides the deck.
- Deck inspection and repair. Rotten or delaminated plywood replaced at the per-sheet rate quoted before work starts.
- Dry-in. Approved underlayment the same day the deck is exposed, so the house is never open overnight.
- Approved assembly. Every component on a Miami-Dade Notice of Acceptance, installed to the HVHZ fastening schedule.
- Permit and inspections. Pulled by us as contractor of record, including the mandatory in-progress inspection.
- Cleanup. Magnetic nail sweeps and daily tidy-up, with the site left the way we found it.
- Warranty registration. Manufacturer and workmanship warranties registered in your name at completion.

Common questions.
How long does a full roof replacement take?+
Two to five working days on site for most single-family homes. Shingle is fastest, tile and metal slate are slowest. Add 5 to 14 business days before that for the permit, so plan on two to three weeks end to end.
Do I need to move out?+
No. The work is all outside. Expect noise during working hours and vibration through the ceiling during tear-off, so it is worth moving anything fragile off high shelves and parking away from the dumpster.
What happens if it rains mid-job?+
The roof is dried in the same day the deck is exposed, so it is never left open overnight. Dry-in is a waterproof layer in its own right, which is what protects the house between tear-off and the finished surface.
What if you find rotten decking?+
We photograph it, show you, and replace it at the per-sheet rate that was written on your quote before work started. Deck replacement is the single most common reason a final invoice differs from a quote, which is exactly why the rate is agreed up front.
