How much does a roof cost in South Florida?

Real rates, real permit fees, and the code rules that decide what you are actually allowed to do to your roof in Miami-Dade, Broward and Palm Beach.

The short answer

A full roof replacement in South Florida runs roughly $9,000 to $45,000. That range is wide because the price depends almost entirely on two things: how many square feet of roof you actually have, and which material goes on it.

What a roof costs by material and size

The figures below are SkyGuard's published rates multiplied by roof area. Note that roof area is not the same as your home's floor area: pitch and overhang usually make a roof 10 to 25 percent larger than the square footage on your property appraisal. A 1,700 square foot house often has a 2,000 square foot roof.

These land inside the ranges published by independent South Florida contractors, which put most shingle jobs between $7,000 and $18,000 and standing seam metal around $22,000. The five things that actually move the price

  1. Roof area and pitch. The single biggest factor. Steeper roofs cost more per square foot to install because they need staging and slow the crew down.
  2. Deck condition. Rotten or delaminated plywood cannot be seen until the old roof comes off. This is the most common reason a final invoice differs from a quote, so get the per-sheet replacement rate in writing before work starts.
  3. Number of existing layers. Tearing off two layers rather than one adds labour and dump fees.
  4. Roof complexity. Valleys, hips, dormers, skylights, chimneys and pipe penetrations each need flashing and detail work. A simple gable roof is materially cheaper per square foot than a cut-up hip roof of the same area.
  5. Which county you are in. See below, because this one is code, not preference.

Why Miami-Dade and Broward cost more than Palm Beach

Miami-Dade and Broward are the only two counties in Florida inside the High Velocity Hurricane Zone, defined in Florida Building Code sections 1616 to 1626 and created after Hurricane Andrew in 1992 demonstrated that the then-current 145 mph design speeds were not enough.

Inside the HVHZ every roofing product must carry a Miami-Dade Notice of Acceptance and pass TAS 201, 202 and 203 large- and small-missile impact testing. Fastening schedules are heavier, and there is a mandatory in-progress inspection before the roof can be covered. That is real cost, not a markup, and it is the reason an identical house costs more to re-roof in Hollywood than in Wellington.

Permit fees and timeline

A roofing permit is not optional in any South Florida jurisdiction, and an unpermitted roof will surface during your next sale or insurance inspection. Broward County figures for 2026:

  • Minor roof repair permit: roughly $75 to $200
  • Residential reroof permit: roughly $200 to $500
  • Large or complex residential reroof: roughly $400 to $800
  • Plan review and issuance: typically 5 to 14 business days

The 25% rule, and what changed in 2022

Florida Building Code Existing Building section 706.1.1 states that no more than 25 percent of a roof area or roof section may be repaired, replaced or recovered in any 12-month period unless the entire roofing system is brought up to current code. For years this meant a moderately damaged roof triggered a full replacement.

Senate Bill 4-D, passed in May 2022 and codified at Florida Statute 553.844, narrowed it considerably: if the existing roof was built to the 2007 Florida Building Code, effective 1 March 2009, or any later edition, only the repaired portion must be brought to current code. A separate Florida Building Commission declaratory statement, DS 2021-007, confirmed that tie-off work connecting repaired to unrepaired areas does not count toward the 25 percent threshold.

In practice: if your roof was permitted after March 2009, partial repair is usually still on the table. If it predates that, budget for the possibility that a large repair becomes a full replacement.

Paying for it

Why are roofs more expensive in Miami-Dade and Broward than the rest of Florida?+

Miami-Dade and Broward are the only two counties in the state inside the High Velocity Hurricane Zone, defined in Florida Building Code sections 1616 to 1626. Roofs there are designed for 175 mph three-second gust wind speeds for Risk Category II buildings, and every product must carry a Miami-Dade Notice of Acceptance with TAS 201, 202 and 203 impact testing. That approved-product requirement, plus heavier fastening schedules and a mandatory in-progress inspection, is what raises the cost against Palm Beach County, which sits outside the HVHZ at 150 to 170 mph.

What is the 25% roof rule in Florida, and does it still apply?+

Does the per square foot price cover everything?+

Is a metal roof worth the extra cost over shingle in South Florida?+

On a 2,000 square foot roof, standing seam metal costs about $20,000 against $12,000 for architectural shingle, an $8,000 premium. Metal lasts 40 to 70 years against 25 to 30 for shingle, so it typically outlives two shingle roofs, and reflective finishes reduce cooling load in a climate where air conditioning dominates the power bill. Many Florida insurers also rate a wind-rated metal roof more favourably. The shorter the time you plan to hold the property, the weaker the case.
