Is it right for your house?

Where it wins

  • Lifespan. 40 to 70 years. On most South Florida homes this is the last roof the owner buys.
  • Wind. Standing seam assemblies carry some of the highest uplift ratings available, which matters at 175 mph design speeds.
  • Cooling. Reflective finishes reduce attic heat gain, and the power bill is the single biggest running cost of a Florida house.
  • Insurance. Many Florida carriers rate a wind-rated metal roof more favourably than an ageing shingle roof.

Where it does not

  • Up-front cost. About $8,000 more than shingle on a 2,000 sq ft roof. If you are selling within a few years the payback does not land.
  • HOA rules. Some tile-mandated communities will not approve metal. Check before you fall in love with it.
  • Complex roofs. Lots of valleys, dormers and penetrations add flashing labour, so the per-square-foot rate moves more than it would on a simple gable.

How it is installed here

Inside the High Velocity Hurricane Zone every panel, clip, fastener and underlayment in the assembly has to appear on a Miami-Dade Notice of Acceptance, and the fastening schedule is heavier than the rest of the state. There is a mandatory in-progress inspection before the roof can be covered, which is why the deck and dry-in stage is photographed and signed off before panels go down.

Common questions.

Is a metal roof loud in the rain?+

Not on a modern residential install. The panels sit over solid decking with underlayment between, not over open purlins like an agricultural barn. Most homeowners report it is no louder than tile or shingle.

Will a metal roof make my house hotter?+

The opposite. Reflective factory finishes push solar heat back rather than absorbing it the way dark asphalt does, which lowers attic temperature and cooling load. It is one of the main reasons metal is popular in South Florida.

Does metal attract lightning?+

No. Metal does not increase the chance of a strike. It is non-combustible, so if a strike does occur a metal roof is generally safer than a shingle one.

How long does a metal roof take to install?+

Typically three to five days on site for a single-family home, longer than shingle because panels are cut and set individually. Add the permit, which runs 5 to 14 business days in Broward and Miami-Dade before work starts.
